MCL embraces the "one team" approach during projects in which we are involved early in the process. MCL excels at collaborating with the entire team to align design intent with the owner's needs and constructability. We look at the various components of the project (exterior envelope, structure, MEP, etc.), breaking the project down so each component's costs are identified. Below is our detailed preconstruction process.
Our team consists of estimators specializing in the appropriate building type and delivery method of the project. The input to prepare the project budget is gathered from our database of historical costs and production, the expertise of our project superintendents, and our community of qualified, trusted subcontractors and suppliers.
Just as we recommend early contractor involvement with the owner and design team, MCL also believes that strategic subcontractors and sub-consultants play an important part in preconstruction. We strive to align the skills and resources of the subcontract and supplier community with the needs of every project.
Mechanical and electrical systems make up a significant amount of the project budget and almost always impact critical path with procurement. By involving expert subconsultants, MCL can enhance budgets, schedules, and the overall decision-making process with value analysis and life cycle costs of the project.
MCL will develop a master project schedule that incorporates all preconstruction activities, such as major design milestones, and accurately reflects project milestones and all owner-purchased equipment or work of vendors contracted directly to the owner. This full and complete schedule allows the actual impact of decisions made in preconstruction to be known and also captures all activities impacting project turnover, not just construction.
All the components of Preconstruction lead to value management - improved schedule and ultimately cost. MCL involves the entire project team and the expertise of subcontractors, suppliers, and subconsultants to keep the team up-to-date on project budget and schedule. The definition of value is different for every client. Based on each project's needs, MCL tailors the entire effort toward the needs of the client.
