Senior Preconstruction Lead

GENERAL SUMMARY

Full-time position for a construction manager and general contractor working primarily in commercial construction. Functions as a key member of the Preconstruction team.  The essential duties of the Senior Preconstruction Lead are to develop and present accurate and complete estimates based on preliminary and final designs which will provide our customers with high quality solutions at the most competitive cost.  Presentation and proposal writing skills are a plus.

ESSENTIAL DUTIES AND FUNCTIONS
  • Understands and exemplifies the "MCL Way" including expectations, guidelines, standards, policies, and procedures.

  • Embraces complex problem-solving and innovative solutions for project development.
  • Develops innovative suggestions and methods for completing projects to enhance project’s effectiveness and overall financial benefits to all parties.
  • Demonstrates required skill and ability to guide project development and iterative estimating for projects ranging from the ideation through construction document design phases.
  • Demonstrates knowledge and estimating strategy for project logistics, safety, and quality requirements.
  • Coordinates preconstruction activities with company peers and staff members as required.
  • Leads project constructability review with internal and external project team members.
  • Provides leadership for preconstruction staff supporting assigned projects including deadline management and deliverable review.
  • Demonstrates advanced knowledge for complex building systems and develops project estimates with value-based solutions including but not limited to exterior closure systems, foundation and structural systems, and mechanical, electrical, and plumbing systems.
  • Solicits quotations from subcontractors and material suppliers, evaluates responses, and makes recommendations.  Support projects buyout processes as required.
  • Develops and maintains healthy relationships with the subcontractor community.
  • Successfully utilizes key preconstruction and estimating software including but not limited to Sage Estimating, Assemble, PlanSwift, Pipeline Suite, Revit, SketchUp, BlueBeam, and Microsoft Office Suite.
  • Perform effective project scheduling utilizing pull planning logic.
  • Understands and applies MCL owner and subcontract contract documents.
  • Develops, issues, and manages bid packages for value-based project delivery.
  • Understands and performs life-cycle cost analysis when required for project development.
  • Supports MCL business development operations.
  • Demonstrates skill in effective communications with internal staff and external project team members, especially customers and their consultants.
  • Plans, leads, and documents meetings and other essential communications both in person and via remote software platforms.
  • Supports Request for Proposal development and final deliverable creation including creative writing and interviewing efforts.
  • Reads, understands, and utilizes mechanical, electrical, civil, structural, and architectural drawings as key components of the estimating process.
  • Quality proposal writing and presentations to describe the proposed solution and respond to requirements. Provides written text to illustrate the understanding of the requirements and the plan designed to achieve the owner’s goals.
  • Successful turnover and continued involvement with other members of the estimating staff as well as the company’s operations staff.
  • Ensures estimates and deliverables are complete, well-organized and presentable in a quality format for review by the preconstruction and project teams.
  • Works with minimal direction, manages time to meet tight project schedule deadlines and successfully completes multiple tasks simultaneously.
  • Works with professionalism at all times including with: supervisor, peers in the department, others within the company, and all external contacts including subcontractors, material contractors, owner’s representatives, etc.

REQUIREMENTS
  • Minimum educational requirement is a Bachelors degree in Construction Management, or Engineering field (Civil, Construction, Electrical, Mechanical, or Architectural).
  • An acceptable combination of education and relatable experience may be considered.
  • Candidates will be highly technology literate and proficient in the Microsoft environment (Excel, Word, Outlook).
  • Demonstrated year of commercial construction experience including a combination of estimating and project engineering and/or project supervision/management.
  • An acceptable combination of education and experience will be considered.  Skill set to include cost estimating, RFP/Q preparation, scheduling, contract negotiations, and presentations.  Candidates will be technology literate and proficient in the Microsoft environment (Excel, Word, Outlook) and estimating software platforms.
  • Experience with Timberline and/or On-Screen Takeoff estimating software is a plus.  Proposal writing experience is also a plus.  Strong work ethic/dedicated
